Fairfield College Re-Roof: 4,000m² Across 7 Buildings in 30 Days

When Fairfield College needed over 4,000m² of roofing replaced across seven buildings — during the summer school holidays — Edwards & Hardy delivered. On time, in full, and to a high standard.

The Project

The Fairfield College re-roof was a significant large-scale commercial project, replacing deteriorating roofing across seven buildings on the school campus. The largest single roof — Block D — covered 990m², making it a substantial standalone challenge in its own right.

The project was completed during the December 2025 / January 2026 school holiday break, giving the team a tight 30-day window to complete all works before students and staff returned.

The Team

At the peak of the project, 17 Edwards & Hardy roofers were on site simultaneously, drawn from five branches across the country:

  • Auckland
  • Hamilton
  • Rotorua
  • Wellington
  • Nelson

Having teams working across multiple buildings at the same time required careful coordination and strong on-site leadership — both of which the project team delivered throughout.

Overcoming the Challenges

No large-scale project goes entirely to plan, and Fairfield College was no exception. The team faced multiple storms and difficult weather conditions throughout the holiday break, along with additional building works on site that created scheduling complications.

Rather than letting these disruptions derail the project, the team made real-time adjustments to their schedule — responding to conditions on the day to keep work progressing safely and efficiently across all seven buildings.

During the project, additional roofing work was also identified, including saddle flashing requirements and an overlaid asbestos roof. Edwards & Hardy was asked to take on this additional scope within the original contract timeframes — deploying its in-house asbestos removalists to handle the asbestos work safely and compliantly alongside the broader re-roofing programme.

The Product

The new roofing system was installed using ColorSteel Maxam, supplied by Dimond Roofing. ColorSteel Maxam is a premium New Zealand manufactured steel roofing product known for its durability, weather resistance, and long-term performance — an ideal choice for a high-use educational facility.

The Result

Both the Head Contractor and the Ministry of Education (MOE) were highly complementary of Edwards & Hardy's management of the project — recognising the professionalism, flexibility, and expertise the team demonstrated throughout.
