Some roofing projects are straightforward. Others require deep expertise, careful problem-solving, and seamless collaboration between trades. This 2025 re-cladding and roof replacement project was firmly in the latter category — and the result speaks for itself.
The Challenge: An End-of-Life Butynol Roof
The original butynol membrane roof had reached the end of its serviceable life. The owner wanted more than a like-for-like replacement — they wanted a more durable, long-lasting roofing system that would stand up to the demands of the New Zealand climate for decades to come.
The full scope of work included:
- Re-pitching the roof structure
- Partial re-cladding of the building exterior
- Complete replacement of fascia boards
- Extensive on-site problem solving due to the complex and integrated nature of the project
The Team: A Collaborative Effort
Projects of this complexity don't succeed by accident — they require the right people working together. This one brought together:
- R and J Architecture (Rhys & Jeremy) — who drew the plans, which were accepted by Council through their consent exemption process.
- Top Tier Construction — who managed the re-cladding works and re-pitched the roof prior to handing over to the Edwards & Hardy roofing team.
- Edwards & Hardy — who installed the new metal roofing system once the structure was prepared.
All works met or exceeded the New Zealand building code and were carried out by suitably licensed LBPs (Licensed Building Practitioners).
The Roofing Solution: Corrugate Over the Existing Membrane
The Architectural plans required the installation of corrugate metal roofing over the existing membrane roof — and in some areas, over the existing cladding as well. Where cladding was retained, a cavity was installed over it, with an additional layer of ply and batten to allow for correct flashing installations.
The existing roofing membrane remained in place in most areas, with the new system built over the top — a technically demanding approach that required precise coordination and craftsmanship from our lead roofers.
Problem Solving on Site
Given the scope and complexity of the project, there were many on-site discussions and challenges to work through. Top Tier Construction were highly complementary of the Edwards & Hardy team and our lead roofers throughout the process — a testament to the professionalism and experience our team brought to a genuinely difficult job.
The Product
The new roofing system was installed using ColorCote MagnaFlow, supplied by Dimond Roofing. The Result
